Serneke to build 129 apartments in Lund

12/01/2023

Serneke has signed a turnkey contract with municipal housing company LKF in the university city of Lund to develop a new district center on Örnvägen in Lund with 129 apartments. The order is valued at approximately SEK 390 million.

The first step in the contract is to demolish the current parking garage and service building in the eastern part of the Lövsångaren 5 area, located in the western part of Lund and built in 1978. Instead, 129 new homes with one to six rooms and a kitchen and bathroom in each, two smaller offices, a restaurant, a supermarket of some 14,000 m2 and an underground garage of about 6,000 m2 are being built on the site.

“We are very pleased to have secured the Kv. Ornitologen assignment, in which we will develop a brand new district center for LKF. The project is sandwiched between surrounding properties, with the new underground garage covering a large portion of the site. We have a clear plan for the implementation of the project and look forward to starting work,” says Anders Gullberg, Construction Manager.

“Despite the economic situation we are currently experiencing in society, we are happy that LKF stands on stable ground, allowing us to continue developing new and better homes in Lund,” says Fredrik Millertsson, CEO of LKF AB.

The project is being conducted with a strong focus on sustainability. Among other things, bricks from the demolition at Ornitologen will be kept and cleaned to be reused in the project and in other buildings. Solar panels will be installed on the roofs and rainwater will be collected to irrigate the plants in the courtyard. Furthermore, excess heat emitted from the cold and frozen storage rooms in the supermarket will be reused to heat the buildings.

The homes will also contain solutions enabling tenants to make simple choices to live more sustainably. The mobility building will give tenants access to an electric carpool, among other things, with the monthly fee being included in the rent for the first five years. There will also be a bike pool and a bike kitchen where tenants can borrow tools to service and repair their own bicycles.

The planning of the project will commence in March, with construction estimated to begin in the autumn of 2023. The project is scheduled for completion in April 2026. The order value of approximately SEK 390 million is included in order bookings for the first quarter of 2023.
